Charges and Eviction

Charges are posted monthly by the ICC to RentManager. The Treasurer is your best resource for understanding the charges. They can provide a breakdown of when you paid, how much you paid, and what you were charged for.

Charges are posted on the 1st of the month and are due on the 5th of the month. After the 5th, a late fee of $15 is applied if a member has a balance greater than $50. If the balance is not paid off by the 15th, the eviction process begins

Types of charges

ICC Charges

The ICC posts different charges monthly based on which kind of room a member has a contract for. These amounts are decided at the ICC level, not the house.

House Charges

House Charges are determined when the house votes on a budget for the term. The ICC will set an estimated charge for the first month. Food Charges are a large component of House Charges. These go toward food, the Chef's salary, maintenance, the Amenities fund (a fund for long-term improvement in the house), and other items.

Food Charges

Food charges are the component of house charges that go toward food purchases, and food purchases only. When someone has a food release, they will still have to pay for the house Chef, and other expenses covered by House Charges.

Fines

Fines are posted by the Treasurer or the Interim Managers. The Treasurer posts fines provided to them by the VP of Suites (for missed Suite chores) as well as the Work Manager and Kitchen Manager for missed Kitchen shifts. See Fines for more information.

Debt Rules

Charges are posted on the 1st of the month and are due on the 5th of the month. Payment Plans and scholarships are available on the ICC's [website].

Days with no action	Action
5 Days	A $15 late fee is added to the member's balance.
15 Days	A Tier 1 notice to quit is posted on the member's RentManager account. The member should be notified by the House Treasurer as well.
36 Days	The notice to quit is filed with the ICC's attorney and court eviction proceedings begin. The member should be notified that they have 2 weeks there will be a full eviction
51 days	A 7 day legal notice is provided to the member, after which a tenant/landlord legal summons will be issued, and the member will have a chance to oppose the eviction in court. If the court upholds the eviction, the member will have a designated time to remove their belongings from the property. If the member fails to do this, the ICC will coordinate with a county deputy to remove the member's belongings, notifying the house ahead of any law enforcement presence.
